Connecting REA to HubSpot: How Social Garden Streamlined Simonds Homes’ Lead Management

Discover how Social Garden connected REA to HubSpot for Simonds Homes, automating lead flow and improving sales efficiency through smart integration.

Building Seamless Lead Management for Simonds Homes

In the home building industry, every lead matters — and so does how quickly it reaches the right person. For Simonds Homes, one of Australia’s leading residential builders, Realestate.com.au (REA) serves as a key source of qualified homebuyer enquiries.

However, ensuring that every REA lead is captured, tracked, and actioned within their CRM required a smarter solution. That’s where Social Garden stepped in — designing and implementing an integration that connected REA directly with HubSpot, delivering real-time data flow and streamlined lead management.

The Challenge: Manual Workarounds and Limited Scalability

Before the project, Simonds relied on a more manual process to pass REA leads into a messy older CRM system.

As part of Simonds CRM migration they needed a permanent, scalable integration that could handle data more efficiently and reduce the risk of missed or duplicated leads.

Social Garden’s Integration Approach

Our team began with a deep technical review of Simonds’ existing lead flow setup and REA data structure. The goal was to uncover where the system was failing and how to replace manual processes with automation.

1. Discovery and Testing

Initial testing showed that while Mailparser captured some enquiry types correctly, others (like Builder Profiles and Home Designs) weren’t coming through.

To troubleshoot, we ran targeted tests — even using direct team emails — to verify if REA was sending notifications correctly and to isolate any configuration or filtering issues.

2. Data Mapping and Configuration

While testing continued, Social Garden created a field mapping document to define exactly how each REA data point (name, email, phone, listing type, etc.) should align with HubSpot properties.

This ensured clean, structured data once the integration was live, ready for segmentation, automation, and reporting.

3. Collaboration and Refinement

Working closely with Simonds’ team and REA’s technical contact, we validated which products were active and how leads were distributed across them. This included confirming flows from:

  • Builder Profile pages
  • Home Design listings
  • House & Land packages
  • Through collaborative troubleshooting and iterative testing, Social Garden and Simonds refined the setup until every lead source was accounted for.

The Solution: Direct Integration into HubSpot

After detailed testing and configuration, Social Garden successfully connected REA enquiry forms directly to HubSpot, eliminating the need for multiple parser setups.

Now, all leads flow automatically into HubSpot in real time, where they are:

  • Captured as new contacts
  • Automatically mapped to the right fields
  • Assigned to the appropriate team members
  • Entered into automated workflows for faster follow-up
  • This new setup ensures data consistency, transparency, and immediate action on incoming leads.

The Results: Faster, Smarter, and More Reliable Lead Flow

The integration created measurable improvements in both efficiency and accuracy:

  • Instant lead delivery from REA to HubSpot
  • 🧩 Clean, structured data for reporting and segmentation
  • 🔁 Reduced manual setup for REA consultants
  • 📈 Improved visibility across all REA enquiry types
  • What began as a manual workaround evolved into a fully automated and scalable integration — giving Simonds Homes more time to focus on nurturing their leads instead of managing systems.

Next Steps: Expanding the Integration Ecosystem

With REA successfully connected, Social Garden continues to support Simonds in exploring integrations with other lead sources such as Domain, iBuildNew, and Meta, aiming to create a unified marketing and sales ecosystem powered by automation.

    Conclusion: Turning Data into Action

By connecting REA and HubSpot, Social Garden helped Simonds Homes streamline their lead management, improve data accuracy, and strengthen their marketing automation foundation.

“Our goal is to help builders and developers connect their digital platforms so they can make faster, smarter marketing decisions,” says Social Garden.
“Integrations like this are what turn raw data into real sales opportunities.”
